{"id":79137,"date":"2020-05-22T16:14:32","date_gmt":"2020-05-22T14:14:32","guid":{"rendered":"https:\/\/blog.bluebeam.com\/se\/?p=79137"},"modified":"2020-10-27T16:45:03","modified_gmt":"2020-10-27T15:45:03","slug":"schoonschip-floatinghouses","status":"publish","type":"post","link":"https:\/\/blog.bluebeam.com\/se\/schoonschip-floatinghouses\/","title":{"rendered":"Kan du t\u00e4nka dig att bo p\u00e5 vattnet?"},"content":{"rendered":"\n<p class=\"has-drop-cap\">I juli 2019 gjordes en unders\u00f6kning av den ideella organisationen Climate Central och fastighetsteknikf\u00f6retaget Zillow som visade att m\u00e5nga av de platser i USA d\u00e4r det byggs flest bost\u00e4der ocks\u00e5 \u00e4r de d\u00e4r risken f\u00f6r \u00f6versv\u00e4mning \u00e4r som st\u00f6rst, p\u00e5 grund av stigande havsniv\u00e5er och klimatf\u00f6r\u00e4ndringar.<\/p>\n\n\n\n<p>Detta kan onekligen g\u00f6ra att man b\u00f6rjar undra hur m\u00e4nniskor t\u00e4nker, men det leder ocks\u00e5 till en intressant byggteknisk fr\u00e5ga. Om m\u00e4nniskor nu absolut vill bo n\u00e4ra vattnet, varf\u00f6r inte bos\u00e4tta sig ovanp\u00e5 det?<\/p>\n\n\n\n<p>Tidigare i \u00e5r b\u00f6rjade man inom FN:s program f\u00f6r boende- och bebyggelsefr\u00e5gor att teoretiskt utforska m\u00f6jligheterna att bygga \u201dh\u00e5llbara, flytande st\u00e4der\u201d.<\/p>\n\n\n\n<p>Det kan verka som en annorlunda tanke, men m\u00e4nskligheten kommer sannolikt att beh\u00f6va nya bostadsl\u00f6sningar f\u00f6r framtiden, i synnerhet som klimatf\u00f6r\u00e4ndringarna forts\u00e4tter att trappas upp.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Husb\u00e5tens historia<\/h3>\n\n\n\n<p>Flytande bost\u00e4der \u00e4r knappast n\u00e5got nytt. Husb\u00e5tar har funnits i \u00e5rhundraden. Men p\u00e5 senare tid har fastighetsutvecklare b\u00f6rjat utnyttja h\u00e5llbara byggmetoder f\u00f6r st\u00f6rre projekt som omfattar hela bostadsomr\u00e5den och kan tj\u00e4na som modeller f\u00f6r b\u00e4ttre s\u00e4tt att bos\u00e4tta sig i n\u00e4rheten av v\u00e4rldens kustomr\u00e5den.<\/p>\n\n\n\n<p>M\u00e5nga av framstegen kommer fr\u00e5n Nederl\u00e4nderna, d\u00e4r omkring en tredjedel av landets yta ligger under havsniv\u00e5. I norra Amsterdam har boende b\u00f6rjat flytta in i en flytande bostadsomr\u00e5de som har f\u00e5tt namnet Schoonschip. Omr\u00e5det, som best\u00e5r av 46 bost\u00e4der utspridda p\u00e5 30 enskilda byggnader, har grundaren och tv-producenten Marjan de Blok att tacka f\u00f6r sin existens. Hon blev inspirerad av id\u00e9n efter att ha intervjuat den lokala energir\u00e5dgivaren Pauline Westendorp 2008.<\/p>\n\n\n\n<p>Vid den tidpunkten var Pauline chef f\u00f6r en h\u00e5llbar husb\u00e5tsanl\u00e4ggning som kallades geWoonboot. \u201dS\u00e5 ville jag sj\u00e4lv g\u00e4rna bo\u201d, s\u00e4ger Marjan. \u201dS\u00e5 sj\u00e4lvst\u00e4ndigt och oberoende. Att vara p\u00e5 en b\u00e5t var ocks\u00e5 h\u00e4rligt.\u201d<\/p>\n\n\n\n<p>Marjan slog sig ihop med flera v\u00e4nner och kollegor som delade hennes vision om en mer h\u00e5llbar livsstil p\u00e5 vattnet. Det skulle dock ta mer \u00e4n ett decennium av f\u00f6rhandlingar med myndigheter och andra intressenter innan projektet till sist kunde f\u00f6rverkligas.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">\u00c4r en husb\u00e5t en fastighet?<\/h3>\n\n\n\n<p>Koen Olthuis \u00e4r grundare av den holl\u00e4ndska arkitektfirman Waterstudio.NL som specialiserar sig p\u00e5 flytande byggnader och som hj\u00e4lpte till att bl\u00e5sa liv i Schoonschip. Han s\u00e4ger att det \u00e4r normalt att det blir s\u00e5 komplicerat n\u00e4r det handlar om flytande bebyggelse.<\/p>\n\n\n\n<p>En del av problemet \u00e4r fr\u00e5gan om en husb\u00e5t alls \u00e4r en fastighet.<\/p>\n\n\n\n<p>\u201dOm [myndigheterna] kallar det f\u00f6r en b\u00e5t s\u00e5 kan de inte driva in n\u00e5gra skatter, men de kan begr\u00e4nsa arrendet till 10 eller 15 \u00e5r och g\u00f6ra sig av med den s\u00e5 sm\u00e5ningom\u201d, s\u00e4ger Koen. \u201dOm de kallar det f\u00f6r en fastighet kan de f\u00e5 in skatt, men d\u00e5 blir det v\u00e4ldigt sv\u00e5rt att bryta eller f\u00f6r\u00e4ndra en s\u00e5dan h\u00e4r situation.\u201d<\/p>\n\n\n\n<p>Enligt lagen i m\u00e5nga l\u00e4nder f\u00e5r en fastighet inte vara r\u00f6rlig. Om man vill f\u00e5 sitt flytande bostadsomr\u00e5de klassificerat som fastighet kan man allts\u00e5 aldrig konfigurera om den. \u201dTekniken finns, men f\u00f6r lokala myndigheter \u00e4r det v\u00e4ldigt sv\u00e5rt att best\u00e4mma hur man ska g\u00f6ra\u201d, s\u00e4ger Koen.<\/p>\n\n\n\n<p>Att l\u00f6sa den h\u00e4r typen av juridiska problem har varit en stor utmaning f\u00f6r Koen och andra som arbetar f\u00f6r att g\u00f6ra flytande arkitektur till n\u00e5got vardagligt. Men det finns ocks\u00e5 tekniska utmaningar. Foto: Isabel Nabuurs.<\/figcaption><\/figure>\n\n\n\n<h3 class=\"wp-block-heading\">Var kan hus flyta?<\/h3>\n\n\n\n<p>P\u00e5 Schoonschip anv\u00e4nder husen ballasttankar som kan fyllas med vatten som motvikt f\u00f6r eventuella viktskillnader \u2013 en l\u00e4xa man l\u00e4rt av tidigare misslyckanden. Koen menar att s\u00e5dana framsteg \u00e4r symboliska f\u00f6r den mognadsprocess han har sett hos flytande bost\u00e4der de senaste tjugo \u00e5ren.<\/p>\n\n\n\n<p>N\u00e4r det g\u00e4ller var man ska bygga ett flytande bostadsomr\u00e5de rekommenderar Koen \u00e4ldre hamnomr\u00e5den som inte l\u00e4ngre \u00e4r i bruk. P\u00e5 s\u00e5dana platser finns vanligtvis ett inbyggt skydd mot v\u00e5gsvall, som v\u00e5gbrytare eller pirer. De tenderar ocks\u00e5 att ha befintlig infrastruktur som g\u00f6r det l\u00e4ttare att s\u00e4tta husen s\u00e4kert p\u00e5 plats. P\u00e5 land kan man i m\u00e5nga moderna st\u00e4der f\u00e5 betala astronomiska summor f\u00f6r central mark. Att bygga i en stadshamn kan d\u00e4rf\u00f6r vara ett ekonomiskt attraktivt alternativ.<\/p>\n\n\n\n<p>\u201dI centrala Amsterdam \u00e4r det mycket billigare p\u00e5 vattnet\u201d, s\u00e4ger Koen. \u201dDu betalar mindre f\u00f6r vatten \u00e4n f\u00f6r en kvadratmeter mark.\u201d<\/p>\n\n\n\n<p>N\u00e4r myndigheterna kommer till r\u00e4tta med de m\u00e5nga turerna kring flytande bost\u00e4der tror Koen att de h\u00e4r bostadsomr\u00e5dena kommer att bli mer dynamiska och modul\u00e4ra. Det kommer att g\u00e5 att \u00e4ndra utformningen f\u00f6r att passa s\u00e4songsboende och uppf\u00f6ra nya strukturer som flytande v\u00e4xthus eller pooler efter behov.<\/p>\n\n\n\n<p>Koen s\u00e4ger att han ocks\u00e5 jobbar p\u00e5 att b\u00e4ttre utnyttja de strukturer som finns under vattenytan \u2013 och till och med vattnet i sig. Eftersom vatten \u00e4r extremt motst\u00e5ndskraftigt mot temperaturf\u00f6r\u00e4ndringar kan det anv\u00e4ndas f\u00f6r att kyla bost\u00e4derna passivt p\u00e5 sommaren och v\u00e4rma upp dem p\u00e5 vintern. Det g\u00e5r ocks\u00e5 str\u00f6mmar i vattnet som kan utnyttjas till elkraft.<\/p>\n\n\n\n<p>\u201dArkitektens roll \u00e4r inte bara att rita en fin bild, utan ocks\u00e5 att f\u00f6rst\u00e5 ekosystemet och vattnets fysik, f\u00f6rst\u00e5 regler och f\u00f6rordningar, f\u00f6rst\u00e5 ekonomin. Det \u00e4r verkligen ett m\u00e5ngsidigt spektrum som vi arbetar med\u201d, s\u00e4ger Koen.<\/p>\n\n\n\n<p>F\u00f6r Marjan gick en dr\u00f6m i uppfyllelse n\u00e4r hon flyttade in i sitt flytande hem. Hon hoppas att samtliga 46 bost\u00e4der ska vara fyllda till januari 2020. Eftersom husen \u00e4r knutna till varandra \u2013 b\u00e5de genom sin unika, h\u00e5llbara natur och av sitt eln\u00e4t \u2013 finns det en stark k\u00e4nsla av gemenskap, ber\u00e4ttar Marjan.<\/p>\n\n\n\n<p>\u201dVar och en har sitt eget arbete, sitt eget liv, sin egen familj\u201d, s\u00e4ger Marjan. \u201dMen n\u00e4r solen skiner tr\u00e4ffas man p\u00e5 kajen, n\u00e4r man har problem ringer man till grannen, och n\u00e4r man beh\u00f6ver l\u00e5na en hammare s\u00e5 finns den d\u00e4r.
