Trots det \u00e4r det ofta problematiskt f\u00f6r byggbranschen att leverera ett optimalt antal bost\u00e4der. Det beh\u00f6vs en radikal f\u00f6r\u00e4ndring.<\/p>\n\n\n\n<p>I England har kravet p\u00e5 att bygga fler bost\u00e4der varit mycket omskrivet de senaste \u00e5ren. Den stigande efterfr\u00e5gan har lett till en akut bostadsbrist, och <a href=\"https:\/\/www.bbc.co.uk\/news\/business-51605912\" target=\"_blank\" rel=\"noreferrer noopener\">f\u00f6r vissa inneb\u00e4r detta ingenting mindre \u00e4n en fullskalig kris<\/a>.<\/p>\n\n\n\n<p>Regeringen vet att den m\u00e5ste leverera, och ministrarna har g\u00e5tt s\u00e5 l\u00e5ngt som att <a href=\"https:\/\/www.gov.uk\/government\/news\/government-announces-new-housing-measures\" target=\"_blank\" rel=\"noreferrer noopener\">lova att bygga 300&nbsp;000 bost\u00e4der per \u00e5r vid mitten av 2020-talet<\/a>.<\/p>\n\n\n\n<p>Det kan l\u00e5ta som ett ambiti\u00f6st m\u00e5l, men det finns faktiskt tidigare exempel. F\u00f6r \u00f6ver 50 \u00e5r sedan \u00e5stadkom de lokala kommunerna just detta \u2013 de f\u00e4rdigst\u00e4llde n\u00e4stan lika m\u00e5nga bost\u00e4der under 1967 och 1968 som den privata sektorn vid den tiden, enligt <a href=\"https:\/\/www.ons.gov.uk\/peoplepopulationandcommunity\/housing\/datasets\/ukhousebuildingpermanentdwellingsstartedandcompleted\" target=\"_blank\" rel=\"noreferrer noopener\">data sammanst\u00e4lld av statistikbyr\u00e5n Office for National Statistics<\/a>.<\/p>\n\n\n\n<p>Ett halvt \u00e5rhundrade senare medf\u00f6r en begr\u00e4nsad budget att m\u00e5nga lokala myndigheter inte bygger p\u00e5 l\u00e5ngt n\u00e4r lika m\u00e5nga bost\u00e4der. Ist\u00e4llet har privata utvecklare tagit p\u00e5 sig det uppdraget. Men de klarar helt enkelt inte att bygga s\u00e5 m\u00e5nga som beh\u00f6vs snabbt nog.<\/p>\n\n\n\n<p>Under s\u00e5dana omst\u00e4ndigheter m\u00e5ste man s\u00f6ka sig till innovationer. Bland dessa hittar man till exempel moderna byggmetoder (\u201dmodern methods of construction\u201d eller MMC), och i synnerhet modul\u00e4r byggteknik.<\/p>\n\n\n\n<p>Modul\u00e4ra bost\u00e4der tillverkas p\u00e5 fabrik, och m\u00e5nga kan levereras och monteras p\u00e5 plats i ett n\u00e4stan helt f\u00e4rdigt skick med inredningsdetaljerna redan p\u00e5 plats. Tillverkningss\u00e4ttet g\u00f6r att det g\u00e5r att hitta eventuella fel tidigt, och att det blir l\u00e4ttare att bed\u00f6ma och s\u00e4kerst\u00e4lla kvaliteten.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Modernisera f\u00f6r livet<\/h3>\n\n\n\n<p>Det h\u00e4r \u00e4r viktigt, inte minst f\u00f6r att olika branschakt\u00f6rer upprepade g\u00e5nger har uppmanat byggbranschen att radikalt f\u00f6rb\u00e4ttra s\u00e5v\u00e4l produktivitet som kvalitet. Ett anm\u00e4rkningsv\u00e4rt bidrag till debatten kring branschens prestationer var granskningen <a href=\"https:\/\/www.constructionleadershipcouncil.co.uk\/wp-content\/uploads\/2016\/10\/Farmer-Review.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">Farmer Review<\/a> \u2013 \u00e4ven kallad \u201dModernise or Die\u201d \u2013 som publicerades 2016 av branschveteranen Mark Farmer.<\/p>\n\n\n\n<p>Granskningen belyste de omr\u00e5den d\u00e4r byggbranschen skulle beh\u00f6va b\u00e4ttra sig. Det \u00e4r n\u00e4mnv\u00e4rt att Mark Farmer uppmanade regeringen att erbjuda ekonomiska incitament f\u00f6r att anv\u00e4nda byggmetoder utanf\u00f6r byggarbetsplatsen, och lokala myndigheter att ta upp anv\u00e4ndningen av MMC i specifikationerna f\u00f6r subventionerade bost\u00e4der.<\/p>\n\n\n\n<p>F\u00f6rdelarna med MMC i allm\u00e4nhet, och modul\u00e4rt byggande i synnerhet, har \u00e4ven snappats upp av politikerna. Ett parlamentsutskott f\u00f6r det brittiska departementet Housing, Communities and Local Government har st\u00e4llt sig bakom tekniken och <a href=\"https:\/\/publications.parliament.uk\/pa\/cm201719\/cmselect\/cmcomloc\/1831\/183115.htm#_idTextAnchor129\" target=\"_blank\" rel=\"noreferrer noopener\">rekommenderat att regeringen<\/a> \u201df\u00f6rtydligar standarderna f\u00f6r MMC-bost\u00e4der, s\u00e4krar efterfr\u00e5gan f\u00f6r leveranskedjan, inf\u00f6r ett mer omfattande program f\u00f6r subventionerade bost\u00e4der och avsev\u00e4rt h\u00f6jer bist\u00e5ndet f\u00f6r MMC-bost\u00e4der\u201d.<\/p>\n\n\n\n<p>Fr\u00e5n regeringens sida har man sagt sig <a href=\"https:\/\/assets.publishing.service.gov.uk\/government\/uploads\/system\/uploads\/attachment_data\/file\/832176\/SC_168_-_modern_methods_of_construction.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">godta utskottets argument<\/a> och meddelat att man kommer att unders\u00f6ka fr\u00e5gan vidare.<\/p>\n\n\n\n<p>Trots det stora intresset p\u00e5 senare tid \u00e4r det v\u00e4rt att l\u00e4gga m\u00e4rke till att konceptet med modul\u00e4ra bost\u00e4der inte \u00e4r n\u00e5got nytt. Redan efter andra v\u00e4rldskriget b\u00f6rjade det bli popul\u00e4rt att leverera inflyttningsklara bost\u00e4der till de platser d\u00e4r det fanns behov av dem. P\u00e5 s\u00e5 s\u00e4tt kunde man inhysa tusentals m\u00e4nniskor som hade f\u00f6rlorat sina hem i bombr\u00e4derna under kriget.<\/p>\n\n\n\n<p>Flera \u00e5rtionden senare har det \u00f6verh\u00e4ngande behovet av nya bost\u00e4der \u00e5terigen riktats str\u00e5lkastarljuset mot den h\u00e4r tekniken och dess f\u00f6rdelar.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Snabb leverans<\/h3>\n\n\n\n<p>Enligt Modular Building Institute (MBI) i USA kan anv\u00e4ndningen av modul\u00e4r teknik leda till att projekten <a href=\"https:\/\/www.modular.org\/HtmlPage.aspx?name=why_modular#:~:text=Modular%20construction%20is%20a%20process,in%20about%20half%20the%20time.\" target=\"_blank\" rel=\"noreferrer noopener\">slutf\u00f6rs mellan 30&nbsp;% och 50&nbsp;% snabbare<\/a> \u00e4n med traditionell konstruktion.<\/p>\n\n\n\n<p>MBI betonar att mellan 60&nbsp;% och 90&nbsp;% av det modul\u00e4ra byggandet vanligtvis sker p\u00e5 fabrik. Det inneb\u00e4r mindre risk f\u00f6r f\u00f6rseningar p\u00e5 grund av d\u00e5ligt v\u00e4der, att det g\u00e5r l\u00e4ttare att bed\u00f6ma kvaliteten, att man bygger enligt samma standard som f\u00f6r traditionella byggnader och att det g\u00e5r att f\u00e5 tidigare inflyttning och d\u00e4rmed snabbare avkastning p\u00e5 investeringen.<\/p>\n\n\n\n<p>Det \u00e4r v\u00e4rt att komma ih\u00e5g att de flesta brittiska bostadsbyggare fortfarande anv\u00e4nder traditionella byggmetoder. Vissa av dem, till exempel Redrow, <a href=\"https:\/\/www.housingtoday.co.uk\/news\/redrow-mmc-isnt-the-answer\/5101481.article\" target=\"_blank\" rel=\"noreferrer noopener\">utesluter en st\u00f6rre \u00f6verg\u00e5ng till MMC<\/a>. Men ett v\u00e4xande antal utvecklare anv\u00e4nder trots allt modul\u00e4ra metoder f\u00f6r att p\u00e5skynda leveransen.<\/p>\n\n\n\n<p>Londonbaserade Tide Construction har genomf\u00f6rt flera bostadsprojekt med hj\u00e4lp av systerf\u00f6retaget Vision Modular System UK:s volymetriska 3D-byggnadsmoduler, d\u00e4ribland n\u00e5got som f\u00f6retaget h\u00e4vdar \u00e4r v\u00e4rldens h\u00f6gsta modul\u00e4ra bostadsprojekt i Croydon i s\u00f6dra London (se bild).<\/p>\n\n\n\n<p>Det skulle ha tagit 4 \u00e5r att anv\u00e4nda traditionella metoder f\u00f6r att bygga de tv\u00e5 torn som projektet best\u00e5r av \u2013 ist\u00e4llet klarade man det p\u00e5 26 m\u00e5nader.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full is-resized\"><img decoding=\"async\" src=\"https:\/\/blog.bluebeam.com\/se\/wp-content\/uploads\/sites\/4\/2021\/02\/Tide-Construction-1.jpg\" alt=\"Bild fr\u00e5n: Tide Construction\" class=\"wp-image-79384\" width=\"750\" srcset=\"https:\/\/blog.bluebeam.com\/se\/wp-content\/uploads\/sites\/4\/2021\/02\/Tide-Construction-1.jpg 801w, https:\/\/blog.bluebeam.com\/se\/wp-content\/uploads\/sites\/4\/2021\/02\/Tide-Construction-1-134x200.jpg 134w, https:\/\/blog.bluebeam.com\/se\/wp-content\/uploads\/sites\/4\/2021\/02\/Tide-Construction-1-401x600.jpg 401w, https:\/\/blog.bluebeam.com\/se\/wp-content\/uploads\/sites\/4\/2021\/02\/Tide-Construction-1-768x1151.jpg 768w\" sizes=\"(max-width: 801px) 100vw, 801px\" \/><figcaption>Tide Constructions modul\u00e4ra bostadsprojekt i Croydon i s\u00f6dra London <\/figcaption><\/figure>\n\n\n\n<h3 class=\"wp-block-heading\">Globalt intresse<\/h3>\n\n\n\n<p>I andra l\u00e4nder har man anammat tekniken med stor entusiasm.<\/p>\n\n\n\n<p>I Japan har industrikonglomeratet Sekisui anv\u00e4nt modul\u00e4r teknik f\u00f6r att bygga bost\u00e4der i \u00e5ratal. Men f\u00f6retaget har lagt m\u00e4rke till att det finns en stor efterfr\u00e5gan p\u00e5 snabbare leverans av bost\u00e4der utomlands, och har nyligen b\u00f6rjat expandera till nya marknader. Det handlar till exempel om USA, Australien och f\u00f6rra \u00e5ret \u00e4ven Storbritannien, d\u00e4r f\u00f6retaget har k\u00f6pt en tredjedel av aktierna i den brittiska utvecklaren Urban Splash.<\/p>\n\n\n\n<p>I USA konstaterar man i <a href=\"https:\/\/www.mckinsey.com\/~\/media\/mckinsey\/industries\/capital%20projects%20and%20infrastructure\/our%20insights\/modular%20construction%20from%20projects%20to%20products%20new\/modular-construction-from-projects-to-products-full-report-new.ashx\" target=\"_blank\" rel=\"noreferrer noopener\">en rapport som managementkonsulterna McKinsey gav ut f\u00f6rra \u00e5ret<\/a> att modul\u00e4rt byggande kan komma att bli en industri v\u00e4rd mer \u00e4n 100 miljarder dollar (ca 840 miljarder kronor) i amerikanska och europeiska fastigheter och spara 20 miljarder dollar (168 miljarder kronor) per \u00e5r.<\/p>\n\n\n\n<p>I McKinseys rapport kan man ocks\u00e5 l\u00e4sa att \u00f6verg\u00e5ngen till modul\u00e4rt byggande troligen kommer att \u201dleda till disruption i byggbranschen\u201d. Detta \u00e4r n\u00e5got som vi redan har sett prov p\u00e5 n\u00e4r nya akt\u00f6rer, som Googles moderbolag Alphabet och detaljhandelsj\u00e4tten Amazon, har kommit in p\u00e5 marknaden.<\/p>\n\n\n\n<p>P\u00e5 m\u00e5nga marknader v\u00e4rlden \u00f6ver r\u00e5der redan r\u00e4tt villkor f\u00f6r att det moderna byggandet ska kunna etablera sig och tillhandah\u00e5lla nya bost\u00e4der snabbt, effektivt och s\u00e4kert. F\u00f6r alla som beh\u00f6ver n\u00e5gonstans att bo omg\u00e5ende kan det v\u00e4l bara betraktas som goda nyheter.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Fabrikstillverkade hus kan ge
