Enligt <a href=\"https:\/\/www.worldgbc.org\/news-media\/WorldGBC-embodied-carbon-report-published\" target=\"_blank\" rel=\"noreferrer noopener\">World Green Building Council<\/a>&nbsp;(WBGC) st\u00e5r byggnader f\u00f6r ungef\u00e4r 39&nbsp;% av v\u00e4rldens samlade koldioxidavtryck.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Av dessa kommer 11&nbsp;% fr\u00e5n koldioxidutsl\u00e4ppen vid byggnationen och under byggnadernas efterf\u00f6ljande livscykel, enligt WGBC.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Resterande 28&nbsp;% kommer fr\u00e5n den dagliga fastighetsdriften: energin som anv\u00e4nds till att exempelvis lysa upp, v\u00e4rma och kyla fastigheter.<\/p>\n\n\n\n<p>Det \u00e4r helt avg\u00f6rande att den h\u00e4r medverkan till den globala uppv\u00e4rmningen minskas. B\u00e4ttre byggmetoder, anv\u00e4ndning av h\u00e5llbara byggmaterial och \u2013 n\u00e4r byggnaden \u00e4r f\u00e4rdig \u2013 b\u00e4ttre driftsystem \u00e4r olika s\u00e4tt att bidra till att skapa h\u00e5llbara byggnader och minska ett projekts milj\u00f6p\u00e5verkan.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Vilka \u00e4r f\u00f6rdelarna med ett h\u00e5llbart kontor?&nbsp;<\/h3>\n\n\n\n<p>Det finns avsev\u00e4rda f\u00f6rdelar med att anv\u00e4nda gr\u00f6na tekniker n\u00e4r man utvecklar, anv\u00e4nder och \u00e4ger en byggnad \u2013 ur ekonomiska, h\u00e4lso- och produktivitetsperspektiv.<\/p>\n\n\n\n<p>S\u00e5 h\u00e4r <a href=\"https:\/\/www.worldgbc.org\/sites\/default\/files\/Business_Case_For_Green_Building_Report_WEB_2013-04-11-2.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">presenterar WBGC f\u00f6rdelarna<\/a>:<\/p>\n\n\n\n<p>F\u00f6r utvecklare:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>L\u00e4gre design- och byggkostnader&nbsp;<\/li><li>H\u00f6gre f\u00f6rs\u00e4ljningspris&nbsp;<\/li><li>Snabbare f\u00f6rs\u00e4ljning<\/li><li>B\u00e4ttre m\u00f6jligheter till finansiering&nbsp;<\/li><li>Snabbare avkastning&nbsp;<\/li><li>H\u00f6gre marknadsv\u00e4rde&nbsp;<\/li><li>L\u00e4gre vakansgrad&nbsp;<\/li><\/ul>\n\n\n\n<p>F\u00f6r de som vistas i byggnaden:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>H\u00e4lsa och v\u00e4lm\u00e5ende&nbsp;<\/li><li>\u00d6kad produktivitet&nbsp;<\/li><li>F\u00e4rre avbrott&nbsp;<\/li><li>L\u00e4gre drift- och underh\u00e5llskostnader&nbsp;<\/li><\/ul>\n\n\n\n<p>F\u00f6r \u00e4gare:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>L\u00e5ngsammare v\u00e4rdeminskning&nbsp;<\/li><li>H\u00f6gre bel\u00e4ggningsgrad&nbsp;<\/li><li>H\u00f6gre marknadspris&nbsp;<\/li><\/ul>\n\n\n\n<p>Det finns ytterligare faktorer som alla tre parter drar nytta av, som l\u00e4gre renoveringskostnader, f\u00f6rb\u00e4ttrad f\u00f6retagsimage, efterlevnad av lagstiftning och krav p\u00e5 socialt f\u00f6retagsansvar samt l\u00e4gre transaktionsavgifter.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Kontorslokaler som \u00e4r b\u00e5de h\u00e5llbara och realistiska<\/h3>\n\n\n\n<p>Det \u00e4r inte s\u00e5 att branschen har beh\u00f6vt b\u00f6rja om fr\u00e5n noll i det h\u00e4r arbetet. \u00d6ver de senaste \u00e5ren har det skapats m\u00e5nga innovativa l\u00f6sningar som gjort v\u00e5ra hem mer energieffektiva, b\u00e5de f\u00f6r nybyggda hus som har en h\u00f6gre milj\u00f6standard och befintliga hus som kan utrustas med ny energibesparande teknik.&nbsp;<\/p>\n\n\n\n<p>Men hur \u00e4r det med kontoren?&nbsp;&nbsp;<\/p>\n\n\n\n<p>M\u00e5nga av de \u00e4ldre kontorsbyggnaderna i st\u00e4der som London, Paris och New York designades och byggdes utan det milj\u00f6t\u00e4nk som vi har idag.&nbsp;<\/p>\n\n\n\n<p>\u00c4ven om man kan f\u00f6rb\u00e4ttra byggnaderna med renovering s\u00e5 b\u00f6rjar man nu designa och bygga nya kontorsbyggnader med milj\u00f6- och h\u00e5llbarhetskriterier i \u00e5tanke redan fr\u00e5n start.&nbsp;<\/p>\n\n\n\n<p>Investerare vet att de kan f\u00e5 b\u00e4ttre avkastning fr\u00e5n byggnader som \u00e4r h\u00e5llbara och \u00e4garna uppskattar den positiva image det ger att ha den typen av byggnader bland sina tillg\u00e5ngar.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Hyresg\u00e4sterna f\u00e5r ocks\u00e5 jobba i ett kontor d\u00e4r de inte k\u00e4nner sig utmattade hela tiden. Man slipper <a href=\"https:\/\/www.nhs.uk\/conditions\/sick-building-syndrome\/\" target=\"_blank\" rel=\"noreferrer noopener\">sjuka hus-syndromet<\/a> och f\u00e5r tv\u00e4rtom en byggnad som kan bibeh\u00e5lla och f\u00f6rst\u00e4rka v\u00e4lbefinnandet och boosta produktiviteten.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Vad g\u00f6r en gr\u00f6n byggnad gr\u00f6n?&nbsp;<\/h3>\n\n\n\n<p>Idag utvecklas nya kontorsbyggnader efter strikta standarder som <a href=\"https:\/\/www.breeam.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">BREEAM<\/a> och <a href=\"https:\/\/www.usgbc.org\/help\/what-leed\" target=\"_blank\" rel=\"noreferrer noopener\">LEED<\/a>. Dessa standarder t\u00e4cker flera omr\u00e5den f\u00f6r att certifiera en byggnads milj\u00f6m\u00e4ssiga, sociala och ekonomiska h\u00e5llbarhetsprestanda.&nbsp;<\/p>\n\n\n\n<p>S\u00e5 vad \u00e4r egentligen en gr\u00f6n byggnad? Green Building Council i USA <a href=\"https:\/\/www.usgbc.org\/help\/what-green-building\" target=\"_blank\" rel=\"noreferrer noopener\">s\u00e4ger att den allm\u00e4nt vedertagna definitionen<\/a> av en gr\u00f6n byggnad \u00e4r att byggnadens planering, design, konstruktion och drift utf\u00f6rs med h\u00e4nsyn till vissa nyckelaspekter: energianv\u00e4ndning, vattenanv\u00e4ndning, kvalitet p\u00e5 inomhusklimat, materialval och byggnadens inverkan p\u00e5 omgivningen.&nbsp;<\/p>\n\n\n\n<p>Detta kan omfatta alla typer av byggnader, fr\u00e5n bostadshus och fritidsbyggnader till industrier och kommersiella byggnader som kontor.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Vad m\u00e5ste man t\u00e4nka p\u00e5 n\u00e4r man ska designa och leverera ett kontor som uppfyller h\u00e5llbarhetskriterierna?&nbsp;&nbsp;<\/p>\n\n\n\n<p>Inredningsarkitekten <a href=\"https:\/\/www.morganlovell.co.uk\/inspiration\/checklists\/how-to-get-a-sustainable-office\" target=\"_blank\" rel=\"noreferrer noopener\">Morgan Lovell<\/a> s\u00e4ger att det finns flera steg man kan f\u00f6lja om man vill utveckla ett h\u00e5llbart kontorssystem.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Steg mot h\u00e5llbara kontorslokaler&nbsp;<\/h3>\n\n\n\n<p>F\u00f6rst och fr\u00e4mst m\u00e5ste man s\u00e4lja in f\u00f6rdelarna och m\u00e5len med att leverera ett h\u00e5llbart kontor till nyckelintressenterna, och man m\u00e5ste diskutera och komma \u00f6verens om vilken h\u00e5llbarhetsniv\u00e5 man vill uppn\u00e5 n\u00e4r man b\u00f6rjar diskutera projektet.&nbsp;<\/p>\n\n\n\n<p>H\u00e5llbara aspekter \u2013 energieffektivitet, minskade koldioxidutsl\u00e4pp, luftkvalitet, belysning, minskat sl\u00f6seri, o.s.v. \u2013 m\u00e5ste designas in i projektet redan fr\u00e5n start.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Enligt Morgan m\u00e5ste sj\u00e4lva byggarbetet vara exemplariskt och anv\u00e4nda gr\u00f6na material s\u00e5som tr\u00e4 i s\u00e5 h\u00f6g utstr\u00e4ckning som m\u00f6jligt.<\/p>\n\n\n\n<p>De milj\u00f6m\u00e4ssiga platsm\u00e5len f\u00f6r projektet ska vara tydligt definierade och byggavfallet ska minimeras. I de fall avfall bildas ska det \u00e5tervinnas p\u00e5 ett effektivt s\u00e4tt.&nbsp;<\/p>\n\n\n\n<p>Innan inflyttningen ska hyresg\u00e4sterna ocks\u00e5 informera alla anst\u00e4llda om h\u00e5llbarhetsm\u00e5len. Man b\u00f6r uppmuntra \u00e5tervinning av papper och andra material, och uppmuntra till att spara energi i byggnaden \u2013 t.ex. genom att st\u00e4nga av datorer n\u00e4r man g\u00e5r hem fr\u00e5n jobbet.&nbsp;&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Exempel p\u00e5 h\u00e5llbara byggnader&nbsp;<\/h3>\n\n\n\n<p>L\u00e5t oss titta p\u00e5 n\u00e5gra exempel p\u00e5 h\u00e5llbar kontorsutveckling.&nbsp;<\/p>\n\n\n\n<ol class=\"wp-block-list\"><li><strong>Bloombergs europeiska h\u00f6gkvarter, London, Storbritannien<\/strong><br>Bloombergs nya kontorsbyggnad i London designades av Foster + Partners och fick det prestigefyllda Sterling Prize f\u00f6r b\u00e4sta nya byggnad 2018. Byggnaden <a href=\"https:\/\/www.bloomberg.com\/company\/stories\/eco-friendly-features-bloombergs-new-european-headquarters\/\" target=\"_blank\" rel=\"noreferrer noopener\">har ett tak med en halv miljon LED-lampor<\/a> som sparar 40\u00a0% energi \u00e5t mediaj\u00e4tten j\u00e4mf\u00f6rt med ett traditionellt belysningssystem f\u00f6r kontor, och tillsammans med naturlig ventilation och smart luftfl\u00f6desteknik sparar l\u00f6sningarna 600\u2013750 MWh energi varje \u00e5r.\u00a0<\/li><\/ol>\n\n\n\n<p><\/p>\n\n\n\n<ol class=\"wp-block-list\" start=\"2\"><li><strong>The Edge, Amsterdam, Nederl\u00e4nderna<\/strong><br>Byggnaden anses vara en av de <a href=\"https:\/\/edge.tech\/developments\/the-edge\" target=\"_blank\" rel=\"noreferrer noopener\">mest h\u00e5llbara och effektiva byggnaderna i v\u00e4rlden<\/a>. Edge designades av PLP Architecture och utformades f\u00f6r att f\u00e5nga s\u00e5 mycket solljus som m\u00f6jligt utan att v\u00e4rmen fr\u00e5n solen p\u00e5verkar inomhustemperaturen. Grundvattenk\u00e4llor f\u00f6rser The Edge med varm- och kallvatten som skickas till byggnaden via pumpar som drivs av solenergi, och de som \u00e4r i byggnaden kan anv\u00e4nda en smartphone eller surfplatta f\u00f6r att reglera belysningen och klimatet p\u00e5 arbetsplatsen med en speciell app.\u00a0<\/li><\/ol>\n\n\n\n<p><\/p>\n\n\n\n<ol class=\"wp-block-list\" start=\"3\"><li><strong>Bullitt Center, Seattle,\u00a0USA<\/strong><br>Sexv\u00e5ningsbyggnaden <a href=\"https:\/\/bullittcenter.org\/\" target=\"_blank\" rel=\"noreferrer noopener\">Bullitt Center<\/a>\u00a0\u00e4r ritad av Miller Hull Partnership och s\u00e4gs vara v\u00e4rldens gr\u00f6naste byggnad. En rad olika tekniker anv\u00e4nds f\u00f6r att bibeh\u00e5lla h\u00e5llbarheten, till exempel vattenburen v\u00e4rme och kylning via <a href=\"https:\/\/bullittcenter.org\/\" target=\"_blank\" rel=\"noreferrer noopener\"> <\/a> r\u00f6rslingor n\u00e5gra tum under golvets betongyta. De passiva och aktiva systemen justeras automatiskt av datorer f\u00f6r att h\u00e5lla byggnaden behaglig och effektiv. Ansvarsfullt producerat tr\u00e4 har anv\u00e4nts f\u00f6r en stor del av konstruktionen, och d\u00e4rmed har man kunnat l\u00e5sa in \u00f6ver 540 ton koldioxid.\u00a0<br><\/li><\/ol>\n\n\n\n<p><\/p>\n\n\n\n<p>Dessa och andra exempel p\u00e5 milj\u00f6v\u00e4nliga smarta byggnader spelar redan en roll i arbetet mot en gr\u00f6nare framtid.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Fram\u00f6ver kommer h\u00e5llbar konstruktion att bli allt vanligare. Trots fr\u00e5gest\u00e4llningarna om kontorslandskapets framtid efter covid-19-pandemin \u00e4r det osannolikt att r\u00f6relsen mot h\u00e4lsosammare arbetsplatser kommer att g\u00e5
