Sveriges n\u00e4st st\u00f6rsta stad utg\u00f6r landets ekonomiska och industriella kraftverk och \u00e4r hem f\u00f6r v\u00e4rldsk\u00e4nda f\u00f6retag som Volvo och AstraZeneca. Just nu p\u00e5g\u00e5r en stor utbyggnad av staden till en kostnad av 1000 miljarder kronor och till 2035 \u00e4r det t\u00e4nkt att G\u00f6teborg ska bli Nordeuropas kommersiella och logistiska nav.<\/p>\n\n\n\n<p>Kronan p\u00e5 verket blir en ny, tjusig skyskrapa \u2013 CityGate, som n\u00e4r den st\u00e5r klar l\u00e4ngre fram i \u00e5r kommer att vara Nordens h\u00f6gsta kontorsbyggnad.<\/p>\n\n\n\n<p>Men om man googlar lite kring staden blir man snabbt bombarderad av artiklar om vilken gr\u00f6n, h\u00e5llbar och allm\u00e4nt fantastisk stad G\u00f6teborg \u00e4r att bo i.<\/p>\n\n\n\n<p>S\u00e5 vad \u00e4r det exakt som p\u00e5g\u00e5r h\u00e4r? Hur har just den h\u00e4r svenska staden lyckats kombinera en enorm utveckling med h\u00e5llbar tillv\u00e4xt?<\/p>\n\n\n\n<p>F\u00f6r att verkligen f\u00f6rst\u00e5 vad som h\u00e4nder m\u00e5ste vi backa bandet en aning. F\u00f6r omkring 40 \u00e5r sedan genomgick G\u00f6teborg en stor f\u00f6r\u00e4ndring. Under 1980-talet var den varvsindustri som tidigare varit avg\u00f6rande f\u00f6r stadens ekonomi p\u00e5 permanent nedg\u00e5ng.<\/p>\n\n\n\n<p>Men det blev knappast n\u00e5gon d\u00f6dsst\u00f6t f\u00f6r staden. Under 1990-talet byggde man om de stora, tomma varvsomr\u00e5dena till ett h\u00f6gteknologiskt nav f\u00f6r forskning och utveckling. Tack vare sina sj\u00f6fartsf\u00f6rbindelser kunde G\u00f6teborg utvecklas till en viktig handelshamn.<\/p>\n\n\n\n<p>\u00c5r 2014 presenterades G\u00f6teborgs strategi f\u00f6r utvecklingsplanering \u2013 en omfattande plan som skulle komma att forma stadens utveckling under de n\u00e4rmaste tjugo \u00e5ren. Mellan 2016 och 2035 kommer man att spendera cirka 1000 miljarder kronor p\u00e5 att bygga ut infrastruktur som hamnen och sp\u00e5rv\u00e4gsn\u00e4tet och d\u00e4rtill bygga omkring 55000 nya bost\u00e4der.<\/p>\n\n\n\n<p>Men trots den enorma \u00f6kningen av byggandet kompromissar G\u00f6teborg inte med sina milj\u00f6meriter. Det \u00e4r l\u00e4ttare sagt \u00e4n gjort, men den nya CityGate-skrapan \u00e4r ett bra exempel p\u00e5 hur man uppn\u00e5r det. Trots att det ska bli den st\u00f6rsta kontorsbyggnaden i Norden f\u00f6rv\u00e4ntas CityGate f\u00e5 den h\u00f6gsta LEED-certifieringen.<\/p>\n\n\n\n<p>LEED skapades p\u00e5 1990-talet som ett s\u00e4tt att erk\u00e4nna byggnader som h\u00e5ller en h\u00f6g milj\u00f6standard. Att n\u00e5 den eftertraktade Platinum-certifieringen \u00e4r s\u00e5 sv\u00e5rt att det bara \u00e4r n\u00e5gra tusen byggnader i v\u00e4rlden som har lyckats.<\/p>\n\n\n\n<p>F\u00f6r CityGate b\u00f6rjade de h\u00e4r milj\u00f6meriterna ta form redan p\u00e5 design- och byggstadiet. Man valde \u00e5tervunnet aluminium till fasaden och en h\u00f6gteknologisk l\u00f6sning f\u00f6r en av projektets mest f\u00f6rorenande aspekter: betongen.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.sciencedirect.com\/science\/article\/pii\/S1877705814032494\" target=\"_blank\" rel=\"noreferrer noopener\">Betongproduktionen st\u00e5r f\u00f6r omkring<\/a>&nbsp;8&nbsp;% av de globala koldioxidutsl\u00e4ppen, men i den betong som anv\u00e4nds till CityGate har man ersatt den koldioxidintensiva cementen med flygaska \u2013 en restprodukt fr\u00e5n kolindustrin som har mycket snarlika egenskaper.<\/p>\n\n\n\n<p>Kanske \u00e4r en av de mest imponerande bedrifterna att hela byggnaden kommer att drivas av en ny solcellspark som den \u00e4r kopplad till och som ligger strax&nbsp;<a href=\"https:\/\/www-goteborgenergi-se.translate.goog\/foretag\/solenergi\/citygate-tar-energieffektivisering-till-en-ny-niva?_x_tr_sl=sv&amp;_x_tr_tl=en&amp;_x_tr_hl=en&amp;_x_tr_pto=sc\" target=\"_blank\" rel=\"noreferrer noopener\">utanf\u00f6r G\u00f6teborg<\/a>. Ja, det st\u00e4mmer: Sveriges st\u00f6rsta kontorsbyggnad kommer till hundra procent att drivas av f\u00f6rnybar solenergi.<\/p>\n\n\n\n<p>Men det \u00e4r inte bara h\u00e5llbarheten som g\u00f6r det h\u00e4r projektet typiskt svenskt. N\u00e4stan hela det 144 meter h\u00f6ga tornet \u00e4r dessutom prefabricerat.<\/p>\n\n\n\n<p>Sverige har l\u00e4nge g\u00e5tt i br\u00e4schen f\u00f6r prefabricerad konstruktion och upp till <a href=\"https:\/\/architizer.com\/blog\/inspiration\/industry\/swedish-modular-housing\/\" target=\"_blank\" rel=\"noreferrer noopener\">80% av alla bost\u00e4der<\/a>i landet byggs p\u00e5 det s\u00e4ttet.<\/p>\n\n\n\n<p>Betongk\u00e4rnan var den enda delen av byggnaden som g\u00f6ts p\u00e5 plats \u2013 alla andra golvplattor, st\u00e5lbalkar och paneler levererades och monterades ihop som en gigantisk LEGO-sats. Det passade perfekt f\u00f6r en liten tomt som ligger en aning inkl\u00e4md mellan Ullevi-stadion, G\u00e5rda brandstation och andra projekt runt omkring.<\/p>\n\n\n\n<p>Det innebar ocks\u00e5 att byggnaden kunde uppf\u00f6ras otroligt snabbt. N\u00e4r byggarbetet kom ig\u00e5ng p\u00e5 allvar fick man upp hela skrapan p\u00e5 bara 14 m\u00e5nader. F\u00f6r att s\u00e4tta det i sitt sammanhang \u00e4r det lika l\u00e5ng tid som det tog att gr\u00e4va ut den h\u00e5rda g\u00f6teborgsleran f\u00f6r att ge plats \u00e5t byggnadens fundament.<\/p>\n\n\n\n<p>CityGate har ocks\u00e5 satt en ny nationell standard f\u00f6r att anv\u00e4nda digitala byggverktyg som Bluebeam.<\/p>\n\n\n\n<p>Projekt i den h\u00e4r storleksklassen kr\u00e4ver en hel del organisation och med s\u00e5 m\u00e5nga digitala filer och meddelanden som flyger omkring \u00e4r det verkligen viktigt att m\u00e4nniskor kan samordna med sina team och se till att de tittar p\u00e5 r\u00e4tt information.<\/p>\n\n\n\n<p>\u201dVi har 3000\u20134000 tekniska ritningar och allt m\u00e5ste genomg\u00e5 samgranskning\u201d, s\u00e4ger platschefen Jimmy Hemmingsson.\u201dN\u00e4r vi har alla de h\u00e4r dokumenten sammankopplade digitalt blir det mycket enklare f\u00f6r alla i projektet att hitta det de letar efter.\u201d<\/p>\n\n\n\n<p>F\u00f6rutom att det snabbar p\u00e5 arbetsfl\u00f6dena, minskar stressen och s\u00e4kerst\u00e4ller att allt byggs p\u00e5 r\u00e4tt s\u00e4tt finns det ocks\u00e5 en h\u00e5llbarhetsf\u00f6rdel med att g\u00f6ra sig av med papper.<\/p>\n\n\n\n<p>\u201dDet sparar ocks\u00e5 m\u00e5nga tr\u00e4d eftersom vi inte beh\u00f6ver skriva ut alla de h\u00e4r ritningarna\u201d, menar Jimmy.<\/p>\n\n\n\n<p>S\u00e5 imponerande som CityGate \u00e4r, har G\u00f6teborg ett ganska avundsv\u00e4rt rykte att uppr\u00e4tth\u00e5lla. Men <a href=\"https:\/\/youtu.be\/6nzzUmhs2rc\" target=\"_blank\" rel=\"noreferrer noopener\">som vi har sett p\u00e5 andra st\u00e4llen<\/a> \u00e4r det inte alltid som stora utgifter f\u00f6r viktiga utvecklingsprojekt leder till n\u00e5got positivt f\u00f6r lokalbefolkningen. Vad g\u00f6r G\u00f6teborg annorlunda?<\/p>\n\n\n\n<p>Redan fr\u00e5n start var ett uttalat m\u00e5l f\u00f6r G\u00f6teborgs strategi f\u00f6r utvecklingsplanering att fr\u00e4mja f\u00f6retagstillv\u00e4xten samtidigt som stadens beboelighet fortfarande l\u00e5g h\u00f6gst p\u00e5 agendan.<\/p>\n\n\n\n<p>Stadsplanerarna ville bevara k\u00e4nslan av att G\u00f6teborg var en liten och lokal stad. Snarare \u00e4n att l\u00e5ta staden v\u00e4xa ut\u00e5t till stora f\u00f6rorter med l\u00e5nga pendlingstider kr\u00e4ver stadsplanen att viktiga innerstadsomr\u00e5den ska utvecklas och f\u00f6rt\u00e4tas.<\/p>\n\n\n\n<p>Just nu bor ungef\u00e4r var tionde g\u00f6teborgare i centrum och d\u00e4r finns ocks\u00e5 90 % av jobben. Dag Hammarskj\u00f6ldsleden, som \u00e4r en av de viktigaste infarterna till staden, ska byggas om fr\u00e5n en oframkomlig motorled till en fotg\u00e4ngarv\u00e4nlig boulevard med gr\u00f6nomr\u00e5den och ny kollektivtrafik.<\/p>\n\n\n\n<p>Bostadssituationen i svenska storst\u00e4der har dock varit en kontroversiell fr\u00e5ga under flera decennier. Att hyra sin bostad \u00e4r relativt vanligt i Sverige och det finns gener\u00f6sa skyddsmekanismer f\u00f6r att h\u00e5lla hyrorna nere samtidigt som man kan ska kunna f\u00e5 ett stabilt l\u00e5ngtidskontrakt.<\/p>\n\n\n\n<p>Vissa menar att de h\u00e4r gener\u00f6sa reglerna har avskr\u00e4ckt husbyggare fr\u00e5n att bygga nya bost\u00e4der.<\/p>\n\n\n\n<p>\u00c4ven om bostadsbristen \u00e4r ett problem ligger den inte alls p\u00e5 s\u00e5 kroniskt h\u00f6ga niv\u00e5er som p\u00e5 andra st\u00e4llen. G\u00f6teborg st\u00e5r inf\u00f6r samma press som m\u00e5nga andra storst\u00e4der v\u00e4rlden \u00f6ver, men verkar vara bra p\u00e5 att hantera problemen innan de blir alltf\u00f6r sv\u00e5ra.<\/p>\n\n\n\n<p>Den h\u00e4r enorma, helt\u00e4ckande planen utl\u00f6stes i viss m\u00e5n av att G\u00f6teborgs kommunfullm\u00e4ktige ins\u00e5g att man kunde v\u00e4nta sig en befolknings\u00f6kning p\u00e5 150000 personer under de n\u00e4rmaste 20 \u00e5ren. Det kan till exempel j\u00e4mf\u00f6ras med Toronto, som f\u00f6rv\u00e4ntas v\u00e4xa med <a href=\"https:\/\/torontosun.com\/news\/local-news\/new-homes-wanted-toronto-population-to-grow-by-more-than-one-million-by-2046\" target=\"_blank\" rel=\"noreferrer noopener\">2 miljoner inv\u00e5nare<\/a> under de n\u00e4rmaste 10 \u00e5ren men som inte har n\u00e5gon egentlig plan f\u00f6r att skapa bost\u00e4der ens \u00e5t den nuvarande befolkningen.<\/p>\n\n\n\n<p>Kanske handlar det h\u00e4r inte helt och h\u00e5llet om att en stad b\u00e5de kan \u00e4ta kakan och ha den kvar, men G\u00f6teborg s\u00e4tter onekligen ribban h\u00f6gt.
